VIP mortgage requirements
- Stable employment.
- Monthly income from $1,200 to $3,000 (payslip or VAT return), with at least 1 year of stability. Married applicants combine both spouses’ income.
- You must not own another home in Cuenca.
- Good credit history.
Prequalification
At Mutualista Azuay or Banco Pichincha
- Ecuadorian identity card.
- Your 3 latest payslips if you are employed.
- Your 3 latest VAT returns if you own a business.
- Signed authorization for a credit bureau check.
These figures and requirements apply only to VIP mortgages. If you do not qualify (for example, you earn over $3,000 a month, already own a home in Cuenca or want a home over $110,000), you can still apply for a preferential mortgage. We also help with that prequalification.

Can I access VIP (Miti Miti) financing while living in Spain?
Yes. As an Ecuadorian living abroad, you can access VIP financing: up to 95% for homes up to $110,000, at 4.87% annual interest over 25 years. We arrange your prequalification.
What if I do not qualify for a VIP mortgage?
You can apply for a preferential mortgage. VIP figures and requirements (income from $1,200 to $3,000, a home up to $110,000 and no other home in Cuenca) apply only to that loan. We help you prequalify for the option that suits you.
I earn euros. Which currency is used to pay for the home?
US dollars, Ecuador’s currency. We give you all amounts in USD so you can calculate the euros you need.
